Playa del Rio is a boutique RV Resort located on beautiful Perdido Key, Florida, an island located between Pensacola, Florida and Orange Beach, Alabama.  The PDR is the only RV Park on the Gulf Coast with its own Private Beach Access on the Gulf of Mexico just across from our entrance and its own Private Boat Marina on Ole' River on the bayside end of the resort.  Located less than one-half mile from the AL / FL state line where the world-famous Flora Bama is located makes the PDR the perfect vacation location conveniently located near everything you need.  You can spend your days at the resort fishing, crabbing, boating, swimming, kayaking, combing the beach for shells, soaking up the sun or just napping in a hammock.  Or, you can venture out to one of the many local attractions, amusement parks, zoos, museums, lifestyle centers, golf courses, shopping centers, music venues, or selections of great bars and awesome restaurants.  

The Playa del Rio RV Resort has 26 back-in RV sites and accepts up to 42' Motorhomes, 42' Fifth Wheels, 38' Travel Trailers (end-to-end size) and self-contained Truck Campers; and the Playa del Rio Marina has 9 boat slips and accepts up to 34' boats.  We do not offer any boat or trailer storage; and trailers are no allowed on the property unless pre-approved by the rental office by email (car dollies are always welcome, but car haulers must be discussed).   The Playa del Rio loves pets, and we have a small dog park for your little family members!  The Playa del Rio has a 24-hour laundry facility and a beautiful waterfront riverside pavilion for your enjoyment with a cooking pavilion, picnic area, crab and fishing dock and lots of places to relax and enjoy paradise.   For your convenience we have an ice maker and offer ice to our guests for your boating and beach time.

All of our sites are Full Hookup sites with 30/50 Amp Power, Water, Sewer and Cable; and we have complimentary WIFI throughout the resort.   We DO NOT have bathroom / shower facilities.   All RVs are required to be fully self-contained with plumbing.

All reservations are booked at nightly rates through our online booking system.  All reservations for a month or more will be booked through the system at the nightly rate; then once received by our reservations office, the rate will be adjusted to the monthly rate posted on our website at the time of booking.   See Below for Blackout Dates & Special Rates.

Annual Lease:  $1,400 / month plus power bill.   As of August 1, 2023, we do not have any RV sites available for annual leases, and we currently have a waiting list for long-term leases.   Email our reservations office for further information.

Boat Slip Rates:   $55/night 

No utilities are provided for boat slips; water is provided for cleaning your boat and flushing out your motors.   Email our rental office for boat slip rental requests and to check availability.  For guests staying at the PDR with an RV, boat rentals are for the same number of nights as the RV site rental, and boats may be docked for normal check-in and check-out times.   Boats can be docked after 1:00 pm and no later than 8:00 pm on the arrival day of your docking.  Once the boat has been docked, you will have access to our marina and your boat anytime, and your boat must be removed before 11:00 am on the date of your departure.  If you are unable to dock before 8:00 pm on the date of your arrival, you will be required to wait until the following morning to dock your boat so that our Team Rio Staff is available to assist.   There is no parking for boat trailers on resort property; you must park your boat trailer off-site.

Rates for Holidays, Special Events and Blackout Dates vary and are priced on the online booking calendar.   Some dates require minimum night stays.  The monthly rate for November is $1,750.  The monthly rate for May is from May 1st to May 20th.  The monthly rates for January and February are based on calendar months.   Blackout dates that may require higher nightly rates and minimum night stays include but are not limited to:  Memorial Day weekend ($199 nightly rate), Fourth of July weekend ($199 nightly rate), Labor Day weekend ($129 nightly rate), Mullet Toss weekend ($199 nightly rate), Music Festivals and Concerts (rates vary depending on event), Easter weekend ($129 nightly rate), Mother's Day weekend ($129 nightly rate), Father's Day weekend ($169 nightly rate), Thanksgiving ($99 nightly rate), Christmas ($99 nightly rate), New Years Eve ($99 nightly rate), Blue Angels summer show ($199 nightly rate) and Blue Angels fall show ($119 nightly rate).

Reservations are Required.   Rates are Subject to change, but rates are guaranteed at time of confirmation.  Sales tax on RV Site rentals is 12.5% and sales tax on Boat Slip Rentals is 7.5%.   All reservations are charged a non-cash adjustment credit card processing convenience fee of 3%.   Our rates are based on 2 adults (17 years or older) and 3 children (we do not charge for children under 2 years old) included in the price.  All additional people are $5 per person per night.  We offer a few premium water view and waterfront sites for an extra $10 per night cost or $200 per month cost on monthly rentals.

We charge a non-refundable reservation fee (to guarantee your reservation) in the amount of $100 for 2-3 night bookings, a fee of $200 for 4-7 night bookings, and a fee of $300 for 8-31 night bookings.  All 1-night reservations are charged and paid in full at time of booking.  The Reservation Fees for blackout dates and monthly bookings may vary based on the event, holiday and season.  All reservation fees are applied to rent and deducted from your total balance as a payment at check-in.   Reservation fees are non-refundable (we only issue in-resort credits for qualifying cancellations.    The Playa del Rio accepts reservations up to 2 years in advance, and we highly recommend reservations being booked as far in advance as you are able to assure that you can get into the PDR!  We do not issue refunds or in-resort credits for late arrivals and for early departures.   See Policies for Cancelation Policies.
